Project Planning & Design

The basic stages in the planning and design phase to be undertaken before construction work can begin, can be summarized as follows:-

Stage 1 - concept

  • Preliminary meeting/discussions
  • Site inspection, outline survey details
  • Review of drawings/maps (if any existing)
  • Option generation – Internal/extension/attic
  • Selection/refining of “preferred option”
  • Outline drawings
  • Review meetings/discussions.

Stage 2 - detailed design

  • Preparation of detailed design drawings for preferred option
  • Building Regulations/Requirements assessment
  • Review meeting/discussions
  • Drawing revisions.

Stage 3 - planning application

  • Consultation/Liaison with Planning Office
  • Preparation & submission of Planning Application
  • Including – Drawing sets
                     Site Notices
                     Newspaper Notice
                     Site Maps
                     Application Form
                     Fee/Cheque payment.

Stage 4 - planning appeal

  • Review Planning File – basis for decisions
  • Identify grounds for appeal
  • Prepare supporting drawings
  • Assemble illustrations, maps, photos
  • Seek specialist/consultant’s opinion(s)
  • Consult with Planning Authority/Client
  • Prepare/submit comprehensive formal appeal.
